If the mortgage loan is too much for one spouse to handle and he or she does not qualify to refinance then the only remaining option may be to sell the property.  At this point it would become necessary to hire a realtor that would be fair to both parties, has sales experience and can handle a stressful situation.  Both spouses would want a realtor with a proven track record of sales and the ability to lessen the emotional strain in an already demanding situation. It is one more thing to consider when getting a divorce.
