Ledyard Real Estate Market Report August 2017 from Bridget Morrissey




















The Ledyard Real Estate Market Report is a monthly statement of the median sales price for homes, the number of sales, the average price per square foot for homes, the number of homes for sale, and the average listing price of Ledyard homes for sale.

According to Wikipedia,the principal communities of Ledyard are Ledyard Center (also known as Ledyard Village) and the Gales Ferry section (including Christy Hill Estates, Devonshire Estates, Ferry View Heights, Glenwoods, Pheasant Run, Sherwood Forest, and Woodridge Estates).

Other minor communities and geographic areas are Aljen Heights, Barrett Park, Colonial Manor, Cranwood Homestead, Highlands, Lakeside, Lantern Hill, Long Pond, Parsonage Hill Manor, Presidential Estates, Quaker Town, and Stonehenge.

The town also contains the Mashantucket Pequot Reservation, in the northeastern corner of the town.

Ledyard Center is located at the crossroads of 2 state highways: routes 117 and 214. It is home to Ledyard Town Hall and is one of the main commercial areas in the town. Every year in September, the fairgrounds host the popular Ledyard Fair, bringing families to the area for the weekend to enjoy carnival rides, entertainment and agricultural competitions.

Gales Ferry is centered around Route 12 and is one of the main commercial corridors in the town. The area is largely residential and contains 2 national register historic districts, a post office and library. It does offer typical neighborhood commercial services.

Each year in June, the Yale-Harvard regatta brings rowing teams and spectators to the riverfront and life to each school’s boathouse, both of which are located in the village.

Westerly Neighborhoods – Watch Hill





Watch Hill is located on a peninsula that is nearly surrounded by the Atlantic Ocean and Block Island Sound. Watch Hill is a charming village of Westerly in the southwest corner of Rhode Island. 

Rowing, swimming, ocean sailing, fishing and hiking are popular here. This is a favored resort area featuring local shopping and fine restaurants.

Located between New York City and Boston makes it ideal for day trips. You may want to stay longer at one of the many local inns and hotels.

Bay Street is a must see in Watch Hill with shops, restaurants, and businesses. The main beaches are East Beach and Napatree Point in the village. It is a secluded and seasonal resort community with shopping, a golf and beach club, yacht club and public and private beaches making it a very popular destination.

Keeping Current Matters



 According to the recently released Modern Homebuyer Survey from ValueInsured, 58 percent of homeowners think there will be a “housing bubble and price correction” within the next 2 years. After what transpired just ten years ago, we can understand the concern Americans have about the current increase in home prices.





However, this market has very little in common with what happened last decade. The two major causes of the housing crash were: A vast oversupply of housing inventory caused by home builders building at a pace that far exceeded historical norms. Lending standards that were so relaxed that unqualified buyers could easily obtain financing thus enabling them to purchase a home. Today, housing inventory is at a 20-year low with new construction starts well below historic norms and financing a home is anything but simple in the current mortgage environment.

The elements that precipitated the housing crash a decade ago do not exist in today’s real estate market. The current increase in home prices is the result of a standard economic equation: when demand is high and supply is low, prices rise.

 If you are one of the 58% of homeowners who are concerned about home values depreciating over the next two years and are hesitant to move up to the home of your dreams, take comfort in the latest Home Price Expectation Survey. Once a quarter, a nationwide panel of over one hundred economists, real estate experts and investment & market strategists are surveyed and asked to project home values over the next five years. The experts predicted that houses would continue to appreciate through the balance of this year and in 2018, 2019, 2020 and 2021. They do expect lower levels of appreciation during these years than we have experienced over the last five years but do not call for a decrease in values ( depreciation) in any of the years mentioned.

 Bottom Line If you currently own a home and are thinking of moving-up to the home your family dreams about, don’t let the fear of another housing bubble get in the way as this housing market in no way resembles the market of a decade ago.
