According to Wikipedia, the rapid residential growth of North Stonington led to the development in 1963 of planning and zoning restrictions and guidelines as North Stonington citizens became increasingly anxious about the potential for over-development destroying the rural nature of the town.
Population growth in the past thirty years has continued, but at nowhere near the break-neck pace of the 1950's and 1960's; today, the main challenge to preserving North Stonington's historically rural character comes less from housing subdivisions and more from big commercial development ideas.
North Stonington, because of its access to I-95, rural charm, and after 1992 its proximity to the Mashantucket casino in the adjacent town of Ledyard, has attracted numerous would-be developers who have advanced as-yet unsuccessful entertainment park schemes for the town.North Stonington residents and visitors cherish the town for its beauty and historic value. In 1983 the village was added to the National Register of Historic Places, based on 58 existing homes and other buildings from the late 18th and early 19th centuries within the North Stonington environs.

North Stonington 4 BR Home for Sale at 410 Cossaduck Hill Road Open House 2-17-18 1:00-2:30

Situated on a knoll with winter water views of Anderson Pond is 410 Cossaduck Hill Road, otherwise known as RT 201. It is set back and elevated so you can see Anderson Pond except when the foliage is in bloom. The tiered stone walled gardens lead to a welcoming veranda with white railings which really sets off the tan colonial and burgundy shutters.

The foyer stretches up to the second floor ceiling. The brightwork rails and white balusters of the stairway add to the abundant light coming in from above. One has a choice of heading straight into the kitchen, past a coat closet, turning left into the living room or to the right into the dining room.

The main living area is the over-sized kitchen that has both a dining area and a TV room. The two tiered island has seating for three on one side and a Viking Propane Stove under a stainless hood on the opposite side. The other stainless steel appliances include a Bosch Dishwasher and a Viking Refrigerator.

The dining area is set up next to the slider for a great view of the yard. A couch divides the room further with the TV set up by the wall.

A wide doorway to the living room is complete with decorative molding and rosettes. The brick fireplace, finished mantel, and wood burning stove lend elegance to the room.

The dining room complements both the upscale kitchen and the fashionable living room.

Built in glass faced cabinets above a granite counter-top with a sink provide a functional use of space as well as being handy storage areas for platters, goblets and dishes. The hardwood floor is highlighted with a beautiful picture frame pattern.

Past the kitchen is a convenient half bath where the washer and dryer hookups are located. Next is a first floor master bedroom and master bath. It can also be used as a great roo. Abundant light from four windows shines on the hardwood floor. A walk-in closet and a double shower head are plusses, as is the fact that this room has its own thermostat. One other zone on the main floor and one upstairs complete the central air and heating.

All three bedrooms upstairs are carpeted.

The master bedroom has a full bath with a tile floor and granite counter.

The other two bedrooms have ceiling fans.

The window treatments all convey.

The basement consists of one finished room, a storage room and a two-car garage. The Buderus Boiler has been serviced by Midnight Oil Company every year.

The previously mentioned view of the backyard is enhanced with granite caps on the hot tub and saltwater pool, which were installed in 2011. The water circulates as a waterfall from the hot tub into the pool.
If you are looking for a high end home on the edge of Mother Nature’s woods then you owe it to yourself to check out 410 Cossaduck Hill.
