Looking for a home for sale near Electric Boat or Pfizer in Groton with a view of the water? Would you like to watch the Sailfest Fireworks from a wrap-around porch on a corner lot where you can see Fort Trumbull across the Thames River and the monument at Fort Griswold Park two blocks away? Can you picture yourself on a short walk home after eating at one of the many restaurants on the near-by and historic Thames Street? If your answer is yes then you want to see the home at 111 Allen Street in Groton CT!

The 1,328 sq ft home has 1.5 baths and hardwood floors in the open 12’ x12’ living room and 12’ x 11’ dining room. A laminate floor encompasses the bright and airy 14’ x 10’ kitchen for easy clean up. The beautiful hardwood floors are accompanied by rich wood trim around the doorways and up the stairway and banister.

Three bedrooms and a full bath comprise the second floor while a newly remodeled attic doubles as either a fourth bedroom or a great room for fun and games.
The paved driveway wide enough for two cars spills into a neatly cared for and fenced in yard. Full screens within full storm windows allow the constant breeze to cool the home while the radiator steam heat is fueled by oil. Groton Utilities is connected for water and sewer.

Hours upon hours get spent on the veranda which collects a sea breeze from the Thames River, Long Island Sound and Fishers Island Sound. Eastern Point Beach is convenient for summer fun as is Fort Griswold for kite flying in the summer and sledding in the winter. Boaters will enjoy the close proximity to marinas and the Hell Cat Fishing Charter as will golfers to the near at hand Shennecossett Public Golf Course. For those that love the smell of salt air but not laying on the sand the great lawn surrounding the Branford House on the campus of UCONN Avery Point beckons you!

Whether you enjoy outdoor activities or just hanging on the porch, 111 Allen Street in Groton may be the perfect place for you to call home!

Historic Home Sales by year in Pawcatuck, Stonington and Mystic prove that houses sell all year long.

If you are thinking that homes do not sell in the winter in Connecticut or Rhode Island then think again!  People are in transition all year long and housing is always in need.  With Pfizer and Electric Boat in the area there is always a supply of customers for your home.  Besides, while others  may take their homes off the market for a few months there is less competition to compete with for those that stay.  For the statistics in your town, whether it is East Lyme, Norwich, Waterford or Westerly call or text me at (860) 857-5165.

The following chart is for Pawcatuck, Stonington and part of Mystic from January 2008 until December of 2013.

Time frame is from Jan 2008 to Dec 2013
Property Type is 'Residential'
Transaction Type is 'Sale'
County is 'New London'
Town is 'Stonington'
Service Center ID is 'Eastern Connecticut Association of REALTORS Inc.'
Results calculated from 1,013 listings

Bass Fishermen, CHECK THIS OUT! Open House on Pattagansett Lake on Sunday 10/26 from 2:30-4:00 at 19 Heritage Road in East Lyme

Asking $419,999

Located on nearly ¾ of an acre at the Southwest corner of Pattagansett Lake, 19 Heritage Road in East Lyme is a fisherman’s dream. The 128 acre lake is home to Sunfish, Chain Pickerel, Yellow Perch, Calico Bass and most important, Largemouth Bass. In fact, Pattagansett Lake is a Bass Management Lake and produced the biggest Largemouth Bass caught in Connecticut in 2010, 2011 and 2012. If you get hungry while out fishing call for a pizza delivery and pick it up across the cove at the state launching ramp dock!

If you are a self-proclaimed ornithologist, or birdwatcher, you will be delighted with the variety of birds seen on the shores of Pattagansett Lake. Geese, Mallards, Swans, Sea Gulls, Osprey, Turkey Vultures, even the occasional Great Blue Heron are seen at 19 Heritage Road in East Lyme. You can relax and do your birdwatching either from the patio or from the sandy beach at the water’s edge.

This 2,211 square foot colonial is very comfortable with central air and ceiling fans in the kitchen, family room, living room and all four bedrooms. There are gas insert fireplaces in both the family room (stone) and the living room (brick).

Each of the 9 rooms has a water view, especially in the living room with a picture window, the family room with french doors leading to the awning covered flagstone patio and through the arched window in the kitchen. Bay windows in the front of the house let natural light into the living room and the dining room. The dining room seats 12 easily and has glass cabinets and a breakfast counter with a cutout looking into the family room directly at the fireplace. Above the fireplace is a cable connection and enough room for a large screen TV.

The open floor plan encompasses the dining room and the kitchen. Besides the arched window over the sink are corian counters, stainless steel appliances including a trash compactor, custom cabinets, and a tile backsplash. The gleaming hardwood floors were refurbished in 2010.

The main entrance and the other front entrance into the family room are both covered to make coming in out of the weather easier. A brick sidewalk winds its way across the front of the house from the paved driveway past holly bushes and more landscaping. The architectural shingle roof was replaced in 2011 and has a 50 year warranty.

The heating system is divided into two zones and is supplied by a top of the line Peerless boiler. The partly finished basement is divided in two. There is a TV room and the laundry room doubles as a workshop with a bench and plenty of storage space.

Whether you enjoy fishing, watching birds or just plain relaxing, 19 Heritage Road in East Lyme is a home you will enjoy!

Do you love to play golf?

Do you have a boat?

Do you like to go to the beach?

Do you like the college environment?

Do you like to dance?

Well, if you are looking to move and said yes to any of the above then you must take a look at 22 Chestnut Hill Road in Groton!

The lovely Cape is located within a half mile of Shennecossett Golf Course,  Pine Island Marina, the Shennecossett Yacht Club, Eastern Point Beach, UCONN at Avery Point and the BPO Elks Lodge #2163. It has an attached one car garage and a garden shed for all of your tools. There is also a 10’ x 10’ deck located just off of the kitchen.

Walk in the front door and the hardwood floors, all redone in 2008, immediately capture your attention. The “WOW” factor continues as the spacious foyer leads straight ahead down a step to the fireplace which separates the kitchen from the dining area. To the left of the brick fireplace is a picture window looking out past the deck to some of the gardens already mentioned. On your right is first, a sit down counter and then the rest of the kitchen. A stovetop with a hood, refrigerator, and dishwasher (as well as the washer and dryer) are all included.

Step up twice on your left from the foyer and the open space floorplan continues into the living room with built in shelves and cabinets. Down the hall is a conveniently placed 17’ x 10’ Master Bedroom. The other three bedrooms measure 10’ x 9’, 8’ x 12’ and 9’ x 16’. There is a full bath on each floor as well as a half bath on the first floor.

A second fireplace in a room of knotty pine gives a second source of heat and ambiance. The whole house is also baseboard heated by oil. There is a ceiling fan in the dining area to help circulate the air. In total the house measures 2,212 square feet giving you plenty of space.

Golfer, boater, swimmer, gardener, student, or dancer, the home at 22 Chestnut Hill Road is perfect for any of your passions. Location, location, location is the name of the game in real estate and 22 Chestnut Hill Road definitely is a winner! Asking $249,500.
